Five Signs Your Metal Roof Needs to be Repaired

There are very few homes that can boast of having a metal roof.

It is hard to see why. Metal is harder than many slate panels; it looks cool, and it has a longer lifespan than standard options.

However, this is not to say it cannot become damaged. If you have a home with a metal roof, to prevent damage to your home, you need to know what the signs are that your roof may need to be professionally repaired.

Rust and Corrosion

Metal roofs are known for being hardy and resilient even in extreme weather. However, as the roofs are metal, they are likely to suffer from rust and corrosion, which can damage the integrity of the metal panels.

Once rust has broken the protective layer of the panel, it will spread quickly, and it is a very clear indication that you now need to invest in a replacement or a very intensive repair job. If it’s left unchecked, you will notice leaks and draughts, neither of which is great for a home!

Recurring Leaks

Of course, rust is not the only cause of leaks with a metal roof.

These can be due to failed sealants, broken sealants, loose panels (a common occurrence in areas of high wind), improperly installed flashing, or simple damage to the panel.

Rather than spend a fortune trying to correct these issues as they occur, you should aim to call a professional roofer who has experience working with metal roofs to assess whether a replacement or repair is the best option.

Fastener Failure

On a metal roof, the fasteners are the first line of defence against the wind and the water. Once they are damaged or have failed, your roof is likely to be next.

Keep an eye out for backed-out screws that are rising from the metal panels, as well as cracked or missing washers. In most cases, fasteners fail due to inadequate coating, which cannot resist moisture.

Flashing Issues

Flashing is the protective lining around your roof’s most vulnerable parts. Ergo, if it becomes damaged, those areas will become exposed, and water will get direct access to the interior of your home, causing damp and mold growth.

How do you spot flashing issues? Leaks will usually appear on the upper floor of the home, but if you have a loft space, be sure to check the insulation for mold growth, as this is an indicator that can appear long before a leak.

Age

Metal roofs last between 30 and 50 years, so if your metal roof is in the last 25% of its lifespan, chances are it will need to be repaired or replaced as a precautionary measure.

This will also be cheaper than having to pay for ongoing repairs, and if you note that you are having to apply emergency patches to the roof, as well as having warranty exclusions from your insurance provider, and the roof simply looks chalky, then it may be time to have a professional repair job or a complete replacement.
